**Important Booking Information**
We strive to provide a safe, respectful, and enjoyable experience for all our guests and neighbors. Please review the following policies before booking:
- **Local Guest Restriction:** Due to recent issues involving parties, we are unable to accept bookings from local guests. This includes anyone living within **45 minutes of Philadelphia**, holding a **Philadelphia-based ID**, or residing in a **Philadelphia area zip code**. We reserve the right to cancel any reservation made by a local guest.
- **Age Requirement:** Guests must be **25 years or older** to book.
- **Trip Insurance:** We highly recommend purchasing **trip cancellation/interruption insurance** to cover emergencies, bad weather, or other unforeseen circumstances. **No refunds or exceptions** outside our stated cancellation policy will be granted unless there is a mandatory evacuation in the area. Please check your credit card coverage or visit the **Insure My Trip** website for options.
- **Late Check-Out:** Pre-approved late check-out (up until **12 PM**) is available for **$50**. Please send a request at least **2 hours before your check-out time** so we can confirm availability and notify our cleaning team.
- **Guest Verification:** To ensure the safety of our properties, we partner with **Know Your Guest (TRUVI)**, a leading vacation rental guest-screening provider. Before your booking begins, you’ll need to verify your details through their platform. Without this verification, we reserve the right to cancel your booking.
- **Damage Protection:** You’ll have the option to either:
- Pay a **refundable deposit of $500**, or
- Purchase a **non-refundable damage waiver of $35**.
We recommend the damage waiver, as it protects you in case of accidental damage during your stay. (*Note: This does not apply to Airbnb bookings.*)
Cancellation policy
- **Full refund** for cancellations made within **48 hours of booking**, only if the check-in date is at least **14 days in advance**.
- **No refunds** for cancellations made within **14 days of check-in**.
